Repair or Replace? How to Tell What Your Roof Actually Needs

Let us be upfront about the conflict of interest: a roof replacement pays a contractor several times what a repair does. That is exactly why you should understand the difference before anyone climbs on your roof.

Repair is usually the right answer when

A well-executed repair on a sound roof lasts. We do a great many of them, and we would rather do a repair you are happy with than a replacement you resent.

Replacement is genuinely the right answer when

The grey area, honestly

Sometimes a roof is ten to fifteen years old with real but not catastrophic damage, and either answer is defensible. What we do in that situation is tell you both options with both prices, and explain what we would do on our own house. If a repair buys you five more years for a fraction of the cost, that is usually the better financial decision even though it pays us less.

What to ask any contractor who says "replace" A contractor who cannot answer those clearly, with pictures, has not properly inspected your roof.

What insurance will and will not do

Homeowners insurance covers sudden damage, a storm, a fallen limb. It does not cover a roof that has worn out. Some policies pay actual cash value on older roofs, which means depreciation comes off before you see anything.

Know your wind and hurricane deductible before you file. On the Gulf Coast it is frequently a percentage of your home's insured value rather than a flat amount, and on a repair-sized claim the deductible can exceed the repair.

A word on timing

With the rainfall here, a small leak does not stay small. Water tracking under a shingle for one wet season can turn a $400 flashing repair into decking replacement. If you suspect something, have it looked at while it is still the cheap version of the problem.
